Outline planning permission has been secured by HPP for the erection of up to 61 dwellings on land to the rear of Stratton Road, Swindon. Swindon Borough Council (SBC) accepted HPPs arguments that affordable housing could not be delivered within a viable proposal. This was due to the fact that there were a number of abnormal costs associated with the site which related to issues such as contamination, acoustic mitigation, foundations/piling, concrete removal, drainage and foul water connection and the necessity to purchase two existing dwellings to allow for the formation of a vehicular access. Negotiations with SBC have been ongoing for a considerable amount of time, therefore HPP were delighted with the outcome.
HPP have successfully negotiated planning permission for 58 dwellings and associated works in Long Itchington, Southam for Bloor Homes West Midlands. The application was reported to committee in July with a positive recommendation and gained planning consent on the Chairman's casting vote.
Deletion of planning practice guidance exempting small development from affordable housing obligations.
A landmark High Court ruling that the government delete planning practice guidance exempting small developments from affordable housing obligations could affect countless schemes' viability and may change the way ministers approach future policy revisions.
