Planning permission secured for 167 new dwellings in Smethwick

Planning permission has been secured on behalf of Countryside Properties for the erection of 167 units including 23% affordable, with associated access and landscaping. The dwellings will comprise of a mixture of 2, 3 and 4 bedroomed properties to reflect local needs and the development achieves a density of 34.8 dwellings per hectare.
The approved scheme incorporated public open spaces and a significant amount of tree planting.
The site, which has been vacant for some time, was formerly used for industrial purposes. HPP was able to demonstrate that the proposal offered significant economic, environmental and social advantages. As a consequence, it was evident that the approved development achieved net gains across all three dimensions of sustainable development outlined at Paragraph 7 of the NPPF, and is therefore consistent with the requirements of Paragraph 8.
HPP demonstrated that the regeneration of the site, with the development of sensitively designed dwellings, would enhance the character and appearance of this part of the Conservation Area. Furthermore, it was established that the proposal would have a minimal impact upon the highway network.
It was concluded that the proposal complies with the relevant local plan policies and the advice provided within the NPPF.
